AT&T is looking for an Associate Director-Real Estate Transactions to supervise and lead a transaction management team, who will specialize in real estate acquisitions, dispositions, leasing, and other transaction-related activities across the company’s portfolio of properties in partnership with the GWS Strategy Team and brokerage firms. This role requires a dynamic individual with expertise in real estate transactions, strategy, financial analysis, negotiation, property management and project management. The Associate Director will supervise and mentor a team of transaction professionals that will work successfully to achieve AT&T’s business objectives and operational needs.

What you’ll do

  • Supervise and provide oversight for the execution of real estate transactions, including acquisitions, dispositions, lease agreements, renewals, subleases, relocations, easements and license/use agreements.

  • Manage and oversee the structure of complex real estate deals and maximize financial or operational benefits, including making recommendations to leadership.

  • Ensure that the transaction management team is compliant with legal, regulatory, and corporate policies during all phases of transactions with integrity.

  • Approve and review financial models to assess the impact of transactions on operating budgets and capital expenditures.

  • Work closely with department leaders in legal, finance, engineering, strategy, and operations to coordinate real estate related objectives.

  • Partner, manage and assign projects with external brokers, consultants, and vendors to facilitate transactions and market insights.

  • Mitigate risks and resolve conflicts during the transaction lifecycle, by working with landlords, broker partners and AT&T business teams.

  • Manage the transaction team and broker partners to successfully achieve their critical date targets and ensure project milestones are successfully achieved. 

  • Communicate and ensure that all team KPIs are reported to senior leadership with updates to the portfolio performance, transaction outcomes, and market trends.

  • Manage and ensure transaction team workload is assigned and balanced within each geographic territory.

  • Partner will all key leadership stakeholders to achieve all transaction approvals and oversight.

  • Manage transaction team to ensure the team is successfully completing internal project close-out requirements / packages.

  • Ensure the successful coordination/execution of documents/agreements.

  • Experience implementing and executing strategies developed by higher management.

  • Experience making decisions regarding the hiring, disciplinary action, promotional activity, and pay decisions for team.

What you’ll need

  • Bachelor’s degree in Business Administration, Engineering, Real Estate, Finance, or a related field.  MBA or Broker License is preferred.

  • Minimum of 10 years of experience in corporate real estate, transaction management or related field.

  • Strong knowledge of real estate markets, lease negotiation, and financial modeling.

  • Proven leadership abilities and able to manage multiple projects and transactions simultaneously.

  • Knowledge of telecommunications infrastructure and facilities management is a plus.

Our Associate Director-Real Estate Transactions earns between $130,700 - $196,100. Not to mention all the other amazing rewards that working at AT&T offers. Individual starting salary within this range may depend on geography, experience, expertise, and education/training.
