Overall Purpose: We are seeking a highly skilled and detail-oriented Project Manager to oversee multiple facilities and construction projects while ensuring efficiency, cost-effectiveness, and alignment with company goals. The ideal candidate will have extensive experience in managing capital budgets, coordinating with architects, engineers, and contractors, and driving strategic initiatives to optimize building infrastructure and employee workplaces. This role involves collaborating with cross-functional teams, performing economic analyses, and implementing innovative solutions for cost savings and operational excellence.

Typical tasks may include, but are not limited to, the following:

Project Management: Manage multiple projects concurrently by developing strategic plans and applying effective construction methods, resulting in shorter project timelines. Direct Architectural and Engineering consultants, including contractors, in the architectural, mechanical, electrical, and fire alarm design and construction for Telecommunications Network facilities.

Budget and Financial Oversight: Control capital and expense budgets related to leases, building construction and operations, space planning, employee moves, furniture deployment, capital item replacement, business unit initiatives, and overall portfolio optimization. Perform complex economic analyses to justify capital and expense expenditures for all assigned projects. Utilize value engineering methods to ensure cost savings for capital and expense budgets.

Strategic Collaboration: Collaborate with Facilities Management, Finance teams, and other business units to incorporate their needs and submit strategic plans for Senior Management approval. Implement approved plans through daily tactical decision-making.

Vendor and Contract Management: Negotiate and manage vendor contracts, ensuring compliance with contract terms and conditions. Engage and direct architects, engineers, and contractors to achieve project goals.

Workplace Innovation and Infrastructure Optimization: Research, recommend, and implement new tools and methods to improve employee workplaces, building infrastructure, and property financing. Monitor and analyze utility consumption (electricity, gas, and water) and provide recommendations for energy-efficient solutions as part of cost-reduction initiatives.

Emergency Response and Safety: Respond to infrastructure emergencies, including network power emergencies, to ensure safety and reliability of building systems. Ensure all building systems meet safety and operational standards.

Critical Analysis and Problem-Solving: Address complex problems requiring in-depth evaluation of data and various factors. Exercise sound judgment within broadly defined practices and policies to select appropriate methods and techniques for achieving results.

Environmental Requirements:  This position may be responsible for contributing to AT&Ts compliance with environmental laws and regulations as applicable to its job function. This may include, but is not limited to, work related to fuel tanks, emergency and stand-by generators, boilers, hazardous waste, hazardous materials, batteries, manholes and vaults, water wells, linear and other construction projects, water discharge, or air emissions.

Education/Experience:

  • Bachelor’s degree in Architecture, Engineering, Construction Management, Business Administration, or related field preferred.

  • Proven experience managing multiple complex projects, budgets, and vendor relationships.

  • Strong knowledge of architectural, mechanical, and electrical systems, including fire alarm design and construction.

  • Expertise in value engineering and performing economic analyses for capital and expense justification.

  • Ability to collaborate effectively with cross-functional teams, including Facilities Management, Finance, and business unit stakeholders.

  • Exceptional problem-solving skills with the ability to evaluate complex situations and make strategic decisions.

  • Strong negotiation, communication, and leadership skills.
